"The biggest issue was the cleanliness of the whole property."
Every surface and floor were sticky and dirty. This was not ideal when our party included a toddler.
TV’s in bedrooms didn’t work. Upon arrival the property was freezing cold and no hot water, we managed to resolve this ourselves by having to reset the boiler. This should of been checked prior to our arrival.
Two of the en-suites smelt strongly of drains and the towel rail in the lower ground floor bathroom was leaking.
Also there was dog mess in the garden which must of been left by a prior occupant. We had to clear this up ourselves so that we could use the garden safely with our toddler.

"A lovely house, full of character and loads of space and the self contained apartment downstairs is really cosy."
Given the age and size of the house with high ceilings I was worried it might be a bit cold (we visited over new year) but it was really warm and comfortable.
Very well equipped with everything you could need and clean and tidy.
It is roadside but the walls are really thick so we didn't notice any traffic noise.
A great place to base yourself. 5 minutes walk to the beach and a short walk onto Aberaeron for coffee and cake. A beautiful area. We would definitly visit again.

"We loved the location and the house, and the outside was beautifully maintained."
However inside was superficially clean. The floors were not clean, the carpet in the lower floor was particularly unclean, and the kitchen floor was sticky. We stopped walking around without shoes on. When we stripped the bedding before leaving we found stains on the duvet inners, and the mattress toppers.

"Dewi Villa had all the facilities required for our stay."
Aberarth is a quaint village very close to the pebble beach and superb location to walk dogs but has nothing to offer like a shop or public house. There is a fantastic coastal walk to Aberaeron which is approximately a 3 mile round trip which as a harbour town does have some fantastic shops, restaurants and places of refreshment. As for the house, we did struggle to sit as a party of 8 in one room due to the limited amount of seating in each room. In addition, the bedrooms were lovely but struggled to open the windows as they were Georgian sash and fairly well worn. We did report a loose floorboard as it was a trip hazard but more so for it to be repaired before the following rental family came to Dewi Villa. The house was quite dusty on arrival and a used pint glass was left outside in the spacious garden. The garden is the selling point of the house, it’s layout and size allow for dogs to have great fun and run around but also the seating allowed for outdoor sitting and relaxing until the sun went down. Entry to the house is via a side entrance or through the Dewi apartment depending on number of people staying. The drive is steep and narrow so if you are not a confident driver then I would suggest parking elsewhere which can be difficult due to limited parking near the house itself. One of our party did catch the side of their car which caused some localised damage to the paintwork. Overall, the enjoyed our stay and the house had everything we needed plus a little more but this was due to having access to the whole house.

"Amazing holiday home for over Christmas."
Lots of space for 7 adults and 3 small dogs.
The owners were lovely enough to put a Christmas tree and decorations up, it made it even more homely.
Near to the beach and bonus for walking the dogs.
Only criticism, we could have done with more clear bags for recycling, and to label the outside bins.
But all in all I would recommend staying here.

I think we would stay there again if holidaying in Ceredigion. The house was lovely. We enjoyed the layout and the size of the rooms, atmosphere and decor. The garden was very secure for our greyhounds. Heating and hot water very effective and it was fun to have the open fire in the sitting room instead of the ubiquitous log burner.

"Holiday rental was very good."
Excellent location, loved collecting driftwood for the open fire. Great coastal walks. Well equipped kitchen. Beds and pillows were comfortable.
The bedroom with connected bath had a couple of small masonry falls from window onto the bed and the main light constantly flickered and went out, both need attention. Not a criticism just pointing out. Would also benefit from a motion sensor light on lower stairs.
Would recommend.

"Lovely, spacious property and ideal for a multi generational stay."
Bedrooms and bathrooms very comfortable. Garden ideal for the dogs and fully enclosed. Accessible with walks to the beach and use of the local bus. Off road parking was up a steep drive but manageable with our cars.
In places property was not too thoroughly cleaned and smelt a bit stale, but maybe due to our last minute booking. Bathrooms and kitchen all immaculate. Would recommend this location and house for an enjoyable family beachside break. Thank you.

"We had a great week here."
Property had everything we needed. Really appreciated that every room had its own bathroom. Lower ground floor was cool, which was great in the heat. The property is situated on the main road, but this did not affect us, and the secondary double glazing did a lot to eliminate the noise. Drive is steep and narrow, but we got our large 4 x 4 up it with some care. We found the easiest way was to drive past and turn round, thus turning right into the drive. We couldn’t find the bottle bank behind the village hall, so had to leave bottles behind. Beautiful views from the top of the garden looking over the sea and plenty of tables/chairs in the garden.

"Lovely roomy cottage with good facilities."
We had a really enjoyable stay and there was plenty of room for all of us. Each bedroom has its own en-suite bathroom, which was really handy and great, and the basement flat was fantastic for the kids.
A few things i wish i had known - 1) the bath towels provided were really small, and so you might be better to bring your own towels, 2) The house is right on the main busy road, 3) The house is in Abarath but there is nothing there! the nearest pub is about 2 miles down the road and not really walkable. 4) the driveway is ridiculously steep and round a sharp bend which means it is not really useable.
Overall we had a really enjoyable holiday and the house was very well equipped. Each bathroom had hand soap provided and there was washing up liquid, tea towels and lots of crockery and cooking equipment provided in the kitchen. Thank you for a lovely stay.

"Pros - Dewi Villa is a lovely property, comfortable and warm with everything you could possibly need."
We had a wonderful stay.
Cons - it was not the cleanest house with dust and dog hair under and behind furniture, with two asthmatics in the party this was an issue we did remove as much as possible as there were plenty of cleaning materials available
The freezer door does not seal and the freezer was so iced up the door would not shut we had to defrost it before we could use it.
The radiator in the apartment bedroom does not work the room was very cold.
It did not mention on the listing that the house is on the main coast road which gets very busy and noisy in the mornings. I was woken early every day by the noise.
The garden is not secure and there are various escape points for an intrepid dog. This caused some anxiety due to the proximity to the main road and livestock. We had to keep the younger dog on the lead at all times.
The turn on to the drive is very tight, and a large 4x4 was parked opposite the entrance on the road, throughout the stay which made it very difficult to turn on to the drive. We badly scraped the car on the first day but worked out a system to get in and out after that. It does mention this in the listing and there is parking in the village but some distance away down by the beach.
These are minor niggles and did not really effect our enjoyment of the house.

Floorboards need sorting very creaky in our bedroom .
Everything else we cannot fault it is near the beach and lovely decking to the top of garden and you can see the sea.
Freezer in the big kitchen needs thawing it is all frosted up with ice .
No dishwasher in smaller kitchen and freezer not on .
Heating had been set so went cold in the evening and came on in the night in bed. It was too warm .
Instructions need to be there to set the heating then we could turn off when we leave.

"Dewi villa is a large, striking property in a small village on the coast road."
The kitchen is extremely well-equipped and the rooms spacious and comfortably furnished.. The beds are very comfortable and the end of the garden has a sea view. However, the photos give the impression that the house is not close to other buildings, which it is. Parking is a big problem unless you have a small car. However, the biggest problem we had was the noise at night. The house is next to the coast road and heavy vehicles rumble past, night and day. The windows are double-glazed, but maybe something more could be done to insulate the front bedroom windows from the noise? It is a short walk to the sea and a short drive to Aberaeron, where you can find some wonderful independent shops.

The downstairs kitchen/ sitting area was the one used by us all as it led directly out into the garden and lower outside seating area. One improvement I would suggest is that this kitchen also be equipped with a microwave.
The garden space was well used by all of us and we enjoyed sitting around the outside dining table as a whole group. The rest of the garden was also a pleasant environment.
