"We enjoyed our stay at the Woodlands ."
A characterful beautiful cottage with a large enclosed garden for dogs. The cottage was well equipped and even had a separate washing and drying room. The beds were very comfortable and had lovely clean bedding. The owner has decorated the house for Christmas and left a welcome pack which was well received.
On arrival we did have to clean out the cutlery draws and wash up glasses & plates. The sofa cushions were also very dirty. If you are a light sleeper this cottage would not be ideal for you as two of the bedrooms are next to a public highway in which as previous guests have said large agricultural lorries pass the house frequently from 5.30 am due to single glaze windows. The curtains are single lined which do let light in .
With a change of windows & curtains and a good clean this house would be perfect!

"Damp, musky, Worn dirty carpets throughout property, poor lighting in kitchen, microwave rusty and is a serious hazard, bathroom mould around shower area and window, shower not practical for people over 6 foot and tap constantly dripping ."
Front bedroom curtains are thin and don’t cover window so privacy is an issue, towels are old a ruff. Stair gate lock is broken so difficult to open. Vacuum cleaner smells really bad.
The owner doesn’t inform customers that large agricultural lorries thunder pass the property from 6.30 until late afternoon within inch of the property. DON’T EXPECT TO HAVE A QUIET STAY AT THIS PROPERTY.
Plus when I complained to Sykes Cottages they informed the owner of my concerns the day before I was to leave the house. The morning I left the driveway I had a large screw in my tyre and 3 others low tyres.

"We had a lovely restful time at the cottage."
We loved the village and the people we met, there was a real community feel, having saved their post office. I did detect the odour of pee in the sitting room (perhaps someone’s pet ) which might be chased up. A lovely simple garden which attracted all kinds of nature. Altogether a good stay.

"Lovely cottage in very nice village."
Lovely sized garden for our dogs to run around. All fenced off. Beds comfy although would suggest a kingsize for main bedroom.
Possibly some comfy garden furniture. And a Bbq for guests. "Hottub" and it's complete.
Upstairs bathroom taps need looking at as they are constantly dripping.
Had a relaxing 5 nights highly recommend.

"What a love little hidden treasure!"
We absolutely loved it! The location was brilliant to venture out to all different locations, the cottage itself had character, was homely well stocked with all equipment you require, the cottage was Comfortable and the driveway excellent in size that when the gate fully closed the grounds were Secure to let our dog wounder round the grounds.
We had five adults that stayed at the property for the few days and everyone of them fully enjoyed the property and surroundings, Thought it was a lovely place and would hesitate to book again and we're definitely planning to stay again

"Two adults +sm dog."
.. Lovely stay at Woodlands. Large drive at side of property for parking. Beautiful garden but dogs need to be supervised as fencing is chicken wire type & we were worried sm exploring pores could get stuck. Our dog loved exploring it though.
If we could offer a a suggestion regarding the garden,it would be that more comfortable garden furniture is purchased as the table/bench is the type you would find in a park & after a day out exploring is not the sort of thing you can sit on to relax.
Suggestions for inside would be to have black out curtains or blinds as what's there is not working to block morning light out. Being woken up at 4am every morning while on holiday by the daylight is NOT good.
The property was clean and we had everything we needed. We ate out so can't comment on cooker ect. Plenty of hot water & shower good.
Beautiful village with a little post office shop that sold everything. Lovely walk up the hill to the church and around the surrounding area.
Unfortunately not good experience at Swan pub (v short walk away) on first night. Waitress called everyone "my lovely all the time (not for us). Waited over an hr for food as staffing probs. Food expensive for what it was. Given the wrong bill so make sure you check.
"The good the bad & the hungry " excellent for food & views are a bonus if you sit outside.
We recommend staying at Woodlands.

"Location was good although directly on the road with a lot of heavy traffic so light sleepers beware; parking great, garden was great, especially for dogs being enclosed; bedding excellent, white, clean and fresh; kitchen had everything we needed but cleanliness not great; surfaces clean but cutlery drawer unclean, areas between appliances dirty, floor dirty."
Bathroom required some cleaning and toilet seat could do with being renewed due to staining on underside. Reported leak to downstairs wc that seemed to have been ongoing for some time and provided photo to owner who advised asked plumber to attend but did not turn up during our stay. Kettle died but it was replaced within 24 hours via Amazon

"We had had a pretty rough start to the year with bereavement and illness."
We needed somewhere which was quiet and comfortable where we could relax and recuperate. This we got in Woodlands. Lovely place, spotlessly clean, warm and comfortable to the nth degree. The only downside was the constant procession of 40 foot trucks passing every 15 minutes or so. This may sound bad, but we soon learnt to accept and after a while we didn't really notice it. Smashing place, and we would be happy to go back there again.

"Woodlands is a lovely property in an excellent location, the property was reasonably clean and the wood burner (with plenty of wood) was the highlight of our stay."
Disappointingly the the kitchen was short of some basic items (kitchen roll, tin foil, tea towel etc) and the welcome pack was very frugal with some out of date items. The towels provided were very hard (I have thrown much softer towels away). I wouldn’t hesitate to recommend the property but make sure you take everything you need for your stay with you.

"A delightful cottage, situated in the centre of a very attractive village."
There are quite a lot of local walks, all well-signposted and off-road. The local shop is just down the street, and fine for basics; not far to Diss for other things, and a good range of individual shops, plus walks around the Mere. Eye and Framlingham are within easy reach.
The cottage was very warm and comfortable, with plenty of parking space, and a secure garden which our dog loved exploring. It had everything we needed for a very enjoyable stay. It was good to have all the instructions needed for the various appliances.
There was some agricultural traffic (time of year) but that didn't worry us.

"This was our first visit to Suffolk."
Friends recommended Sykes Holiday Cottages. We selected Woodlands because of its location and we weren't disappointed. Off road parking was great as we have an estate. The cottage was very well equipped, with all the home comforts. We didn't need to use the log burner. The beds in the back room we chose to use were comfortable. The premises were well maintained, very clean and tidy when we arrived (and left). There was a good handbook / folder with instructions, tips on places to visit and numerous tourist information leaflets on things to see. The garden would have been ideal for family use. Lots of space to play safely.

"The property could do with a deep clean as corners and behind pipes were a little grubby."
For all the garden was enclosed it needed a tidy up as there was quite a lot of weeds and bracken round about and the patio was a little over grown. As the property was on the road side there was a lot of traffic noise so not so peaceful.
Having said this if these points were addressed it would be an ideal place to tour the beautiful area.

Front door should be permanently secured, insulated and blanked off to reduce noise.
Comfortable garden seating needs to be provided or suggested that guests bring some with them.
Lovely property otherwise and nice pub nearby although pricey.

"This was our second stay at Woodlands and it was just as we remembered."
Good location with a beautiful garden that was safe for our dog to explore. The cottage is traditional and homely and we were made to feel very welcome. Perfect location for exploring Suffolk with a well stocked village shop and dog friendly pub in easy walking distance and plenty of local walks to enjoy.
A couple of minor things which could be improved in the cottage, hangers in the wardrobe are old and not enough so could do with replacing. The batteries in the dvd remote were dead and although we don’t mind the odd cobweb in an older property that might put some people off.
We had a lovely week and would definitely recommend that people stay here.

"Not that clean ie bathroom."
..toilet seat stained and general cleanliness in bathroom. Very old and rough towels so need replacing. I wouldn't use them on my dog.

"Cottage is lovely."
Location lovely, garden a great size and we loved the character of the cottage. The pub and local people very accommodating. Cottage generally clean but foist smell in lounge so didn't really use it. The outdoor table and chairs are very much in need of replacing. They are worm. Bench burnt on top and chairs small and uncomfortable, no cushions either. Traffic woke us up every morning with being near to road. From 6am onwards so I was up shortly after. The tractors were constantly past the cottage through the village with yellow lights flashing up to midnight so the cottage could do with windows being updated with new ones, soundproofed as the glass is single pane with another attached over on some panes. The front bedroom window could do with a net curtain as the curtains had to be closed every time you got dressed etc.

"The holiday property was very efficient and extremely welcoming."

"The cottage is very small considering it is advertised as sleeping 6."
I would describe it as a 4/5.
It doesn't have "two bathrooms" - it has one bathroom and one tiny downstairs loo.
The dining room is tiny for 6 people - could scarcely move in there and it is very airless without a window that opens. Likewise, small kitchen table only has room for 4.
The provision of outdoor seating is poor - one extremely uncomfortable pub table with built in benches, plus 3 very uncomfortable folding wooden seats - shame because the garden and outdoors terrace is lovely.
Very few of the downstairs windows open which makes the whole property hot and airless.
Other comments regarding after-sales process: you gave me a credit from the original booking (at Easter) which I tried to use to book another cottage (in Colchester) in July. Instead of using the credit, the booking charged me again against my credit card. I had several long waits on the phone to get this re-credited - first time customer services agreed to do this and then nothing happened for 4 weeks until I phone again (a few days before the holiday).
2 enjoyable holidays (save for comments above) plus an extremely poor customer service experience. OK, I get it that you were busy back in March/April but no excuse after that.

Five adults stayed in the cottage and a dog and there was plenty of room and well equipped for us all.
The cottage was very clean and warm .
The village was small and pretty , lit up with beautiful Christmas lights . The local pub was two minutes to walk

"The cottage was lovely."
Not the cleanest but adequate. We loved the garden. It was expansive and very suitable for the dog. Unfortunately there was an animal close by who woke us up two nights in a row.
The weather was beautiful the whole week.
The owners left us some flowers and a box of biscuits, which was really nice of them. Although they lived close by we didn't see them. They trusted us with their property and informed us we could contact them at any time.

"The location of the cottage was ideal for exploring the area and taking our two well behaved, clean, dogs for walks."
Unfortunately, the weather was dire, continuous rain every day, but we managed to see and do all the things we had planned.
We spent some pleasant evenings in the cottage, and lit the wood burner which was easy to do, (thank you to Andy and Hilary for providing the wood),and we enjoyed the cosy atmosphere the fire gave out. We also visited the Swan, the staff were very friendly and we had a very hearty meal there, and our dogs were welcome too. They settled very well to sleep while we ate, and were obviously feeling at home!
The cottage was fully equipped for our needs, and we thoroughly enjoyed the time and experience to stay in a quintesically old english cottage which has been modernised tastefully in keeping with today's expectations such as heating, and kitchen appliances.
The large garden was perfect for our dogs, and is kept beautifully, a pleasure to see and walk around in between heavy downpours!
We will be booking again in the near future, and hope that the weather will be kinder to us next time to give us the opportunity to visit more areas that we didn't have time for this year.

Good location for touring and visiting the coast. Within walking distance of the village pub - highly recommended. Good local deli and tea shop also within walking distance. Secure parking and garden and ideal if you want to bring the dog.

Although the house was clean enough, it would do with a thorough clean, it was dusty in places and dogs are allowed.
We rented the cottage as we were visiting family near by and would consider renting again for this purpose.

"The cottage is very well appointed, with all the household appliances one needs on a holiday and more."
An excellent blending of quaintness and excellent amenities - beams and woodburner with prerequisite large fire place, along side excellent central heating, plumbing and shower. It also has charger points in the kitchen to charge phones and tablets. It has a large garden, and patio area, alongside an extremely genourous parking area. For us it also had the added bonus of being dog friendly, allowing one dog to accompany your family.
We were unlucky that the village pub was undergoing a kitchen refurbishment and therefore could not supply food, however, it served excellent beer and wine alongside a warm and welcoming atmosphere. The pub is also dog friendly and they are allowed in the bar, excellent on a chilly autumn evening.
The people we met and spoke to in the village were extremely friendly and helpful, whilst allowing you your privacy. Dog walking opportunities abound in the small village and outlying area.

"This is a lovely cottage in large, delightful grounds."
Heaven for dogs and their owners. The house is well equipped, welcoming and quirky and the village was friendly. Although we were out and busy every day we still couldn't see all we wanted in the area and will return. Walks from the house are good and can be long if you like but aren't taxing owing to flatish countryside.
