  • "Perfect house for a large group!"

    We were a hen party and the house had everything we needed and more. Every person said how perfect it was. The only issue was the hot water ran out after a few people had showers in the mornings. So some people had to have cold ones. Apart from that it was incredible. Julie the house manager was brilliant also, very accommodating and a good communicator. Will be recommending

  • "Southrepps is a fantastic holiday home for a large group."

    My family of 10 adults, 6 children and a baby had a wonderful time. The house was warm and there are plenty of bedrooms and bathrooms, a well equipped kitchen and lots of living space to spread out, including a table big enough to all eat together. The playroom was great for the children and we thoroughly enjoyed the snooker room with ping-pong and other games too. Julie was extremely helpful and arranged a quick repair when needed.

  • "Southrepps Lodge is an excellent venue for a large reunion (there were 18 family members in our party), with a good many bedrooms and lounges (I am not sure we found them all), and it is well equipped (and with a snooker room, too)."

    The long drive from the gate to the house made us think we were arriving at Windsor Castle; and with quiet countryside and the sea within reach, as well as many of Norfolk's 600 medieval churches to explore, and local pubs offering Admans beer, what is there not to like?

    Had a nice weekend thanks ' slightly disappointed that Sykes didn't mention broken windows ' multiple radiators leaking and so many flies it was unbelievable and unbearable for the younger children who constantly stating weren't going to sleep in the property that cost a lot of money and really we should of been warned about the fly infestation

    I can only apologies about the flies. They come without warning and despite my best efforts I did not manage to rectify the problem. I did mention them upon your arrival and offered to attend whenever you wanted to hoover up etc. It is no help to you I know, but I have a specialist company coming this week to fog all the attic and roof spaces. The radiators arnt leaking. There are 2 rooms with rust marks under the valve where someone in the past had not bled them correctly. I have tried with no luck to remove them. They are historic stains and the radiators work perfectly. The rest of the carpets in those rooms are in a good clean condition. At some point in the future these carpets will be replaced but in a 24 roomed house there has to be a maintainence and replacement schedule. There are often problems which arise with equipment, heating, electrics which are attended to immediately. It is impossible to do everything at once Unfortunately a guest staying recently broke some of the small panes at the very top of the gothic head leaded windows. This window does not open. II secured them with clear plastic to make them safe and weatherproof. Due to the location of these damaged panes it would not have spoilt the view from the window. The property is grade 2 listed and everything has to be replaced correctly. It is in hand, the glass has to be specially cut to size and installed by a proffessional. It is not something that can be done by a handyman. It is also on the third floor and a scaffold tower is needed. I personally didn’t feel it was worth mentioning to Sykes as to me the window is being dealt with and the rust stains have always been there. On another note, you arrived with 2 dogs who weren’t mentioned when booking, you didn’t pay for them nor did you offer I am sorry if these issues spoilt your stay Julie Stevens Property manager Property Owner

  • "This was a very impressive house approached by a lovely driveway."

    The house was very spacious and extremely quirky. The master suite was a joy to behold. It was enormous. The kitchen was also very efficient with 2 dishwashers and 2 fridge freezers to cope with all needs. There was plenty of safe outside space for children to play and a lovely walled courtyard that was perfect for barbeques. The only drawbacks we found were the bed in the master suite. I know it was a Victorian bed but it was so uncomfortable, very bouncy and it was impossible to tuck sheets in easily. Most of the bedrooms had efficient curtains to cut out the light but not all. One in particular at the top of the house had very thin curtains and our grandson was awake at 5am every morning. Overall it was a lovely house and I wish we had found it a few years ago when our grandchildren were a bit younger.

Unbeknown to me the cleaners had removed the mattress cover on the bed you mentioned hence the sheet would not stay on. This has now been rectified. Thank you for staying Property Owner

  • "Brilliant property in great quiet location."

    Listed building so don’t expect everything to be brand new, but real character and nothing that put any of us off - a party of 10 lively 60+ pensioners. We would return tomorrow with our family, which includes small children and a dog. No problems with hot water or storage facilities. Wi-Fi was generally pretty good apart from in second floor bedrooms - but might be considered a bonus? Julie the managing agent was very helpful and lives close by if any problems.

I have tried to make the property homely, family and dog friendly and as you say, furniture is not high end by any means but then if the kids or dogs jump on it it doesn’t matter too much.   • "Really lovely homely house with everything you could possibly need for your stay."

    The kitchen is so well equipped. The men loved the snooker room, the kids loved the space and the garden. Us ladies would have loved the hot tub but sadly that is not currently available. That would have been the cherry on the top I think. The house needs a little bit of TLC in places but its a lovely homely place for a stay with a large group of people. It just takes a little while to learn your way around!! Julie was really helpful and great to deal with. We would stay again.

    We had to make the decision to discontinue the hot tub option. This was due to it taking over 15 hours to get to temperature plus whatever cost to maintain that temperature for the duration of the guests stay. With the high energy prices, the owner decided to withdraw this service . Property Owner

  • "Early family Christmas get together 12 Adults 5 children."

    We all had such a great time. I have never seen such well equipped kitchen just about everything you required. Beds were comfy and showers were good. So much space and different rooms. The child’s playroom was an absolute bonus. Julie had trimmed the house for Christmas which was greatly appreciated and lovely. All in all a great house loads of atmosphere and I am still not sure I saw it all !!!!!

  • "We had the BEST weekend visiting for my 40th."

    The scale and size of the house is so much bigger than portrayed in the photos - we were so pleasantly surprised! We had a lovely hamper of teas / coffee etc for us when we arrived. There was so much space!! The snooker table was an absolute hit with the kids especially! Julie was fantastic from start to finish, she made us feel welcome and was so accommodating. Thank you! I would defo recommend Southrepps and we will 100% be back! And we LOVED having an Aga. The kitchen is so well stocked with pans pots cutlery, literally everything you can think of! Thank you! X

  • "Very large house - enough room to house everyone in our party and well equipped."

    House is an old house, could do with a rennovation, but the price paid was reasonable for what we got. They just put in a new boiler but hot water did still run out on occasions. Communication with Julie was good. There were soiled towels left in the property, which let down the cleanliness. We receieved an apology for this.

    After a busy season we have not had chance to do any renovations but top to bottom stairs have been decorated this week and both front lounges have new carpets ordered. Renovation is this huge property will be ongoing I did explain that the capacity of the hot water tanks will not sustain a large number of people bathing at the same time so best to stagger ie morning and evening Thank you for staying Property Owner

  • "Great accommodation for us being family and friends 12 people."

    Plenty of cutlery, crockery etc as places that scrimp mean you use the dishwasher more. Loads of kitchen equipment. Enough room to get lost in and a great place for kids. We hired the hot tub and snooker room. Julie was excellent being there when we arrived and departed and contacted us midweek stay. Location is excellent being close to the beach, walking and the Broads. Used The Canoe Man for a trip down the River Bure well worth it.

  • "The property delivers in every way."

    We had a group of 10 adults and 10 children ranging from 15 to 2 years. We were all very comfortable and the in house facilities catered for all our needs. The grounds were also fantastic and we all enjoyed a hugely enjoyable game of cricket. The lodge is steeped in history and exploring when arrive is very enjoyable. The location is also very handy for a number of local beaches and also the variety of wildlife in and around the property is superb. Overall we gave it 10/10 and hope to come back soon

  • "We all had a great time in this beautiful lodge where we were made to feel properly at home from the moment we stepped through the front door."

    The Lodge is well equipped with ample cooking pans and large bowls, lots of china and glasses too. The bed linen was good quality - crisp and white and the towels all white and fluffy - proper 5* comfort. Just one thing, the third floor was incredibly hot but I have to mention we were there in the 40C heatwave! Thanks so much, it was great and if we find another occasion we will be back. Joy

  • "We came for a surprise 50th birthday celebration for 6 lads and their wives."

    The wives all booked it so we knew the house was going to be stunning the lads faces were amazing they was over the moon with everything, the games room is a definite must and we hired a hot tub which was an added bonus, everything had been thought of even down to leaving us milk in the fridge for a much needed cuppa when we arrived, Julie the house keeper was extremely helpful and showed us where everything was ( the house is a maze) would definitely recommend a visit for any occasion even with 11 of us there you still had plenty of room to have quiet moments, we honestly had the best weekend and couldn't have asked for a better location to celebrate.   • "Can not recommend Southrepps Lodge enough."

    13 of us stayed for the weekend to celebrate my husbands 50th birthday. Unfortunately, the weather wasn't on our side, so we didn't get to explore outside, but the snooker table was well used as was the open fire in the front room. The whole house enables everyone to gather together whether it's to play games, eat or annoy the person cooking by standing around in the kitchen! But also has plenty of rooms if you want a bit of peace and quiet. House was very well equipped. Julie, the housekeeper, is very friendly and helpful answering all the questions we asked. Would love to go back someday.

  • "A wonderful rambling property with sufficient room to accommodate our party of 14 (aged 2 to 86)."

    The kitchen was very well equipped and allowed our party to congregate and chat whilst meals were being prepared. There was a selection of sitting rooms providing quiet space when required and lots of nooks and crannies for the children to play hide and seek. The house was warm (lovely log fires) and beautifully decorated for Christmas. Thanks Julie. We paid extra for the snooker room, which proved great fun for all ages. Some wonderful local walks, though very muddy at this time of the year. A short drive to Cromer (fish and chips) and Mundesley (lovely walk along the beach). Wells-next-the-sea is well worth a visit (though about an hour's drive). Outstanding beaches and lovely coffee shop. Would highly recommend this property. Julie, the house manager, was also extremely helpful.

  • "We had a wonderful stay at Southrepps Lodge."

    The lodge is secluded and on a large property with big grassy garden and spacious rooms. Julie met us to give us a tour of the house and she was welcoming and helpful. The kitchen has everything you need for a large party. The snooker table and games scattered throughout the house were a highlight. Small items that would have improved our stay would be access to a hair dryer, spare loo paper, soap/shampoo, and extra dish washing tablets.

As the property is self catering, we provide starter packs of the items you have listed - excluding shampoo - and any further toiletries required are to be bought by guests themselves.   • "Southrepps was perfect for our family holiday."

    It is a huge house with plenty of space for everyone. All the family were able to eat together in the dining room or sit together in one of the 4 sitting rooms but equally there is space for peace and quiet too. The lodge is beautifully situated at the end of a long driveway, so safe for young children to run around. There was everything you needed in the house and Julie was excellent to deal with. Would stay here again.

  • "From the moment you see the house from the driveway you can’t help but be impressed."

    We arrived to a very warm welcome from Julie. Who explained that we couldn’t go in for an hour due to unforeseen circumstances. But we sat in the courtyard in the sunshine with a welcome cup of tea. Nothing was too much trouble. We were then shown around the very impressive house and had everything explained to us. It is set in a fantastic location with an abundance of space to unwind and recharge, close enough to local beaches. It is very well equipped. With ample room to spend time on your own if you wish. The children loved running around the garden.

  • "The house was wonderful, we booked it for a family gathering for my fathers 90th birthday and from the moment we entered it exceeded expectations."

    We were always warm and cosy yet had a huge amount of space where, if you wanted, could get away from the crowds. The house was really well equipped and the beds very comfortable. Julie was very helpful and I always felt that should the need have arisen she would have been there. But as all was just right we needed no help. Thank you for helping to make our weekend stay so special. We would love to come back in summertime to really appreciate the courtyard.

  • "We found the bedrooms and bathrooms very clean and the house was beautiful and spacious."

    We did however run out of oil for heating and it was sorted by Julie very quickly. The only negative was that the kitchen had poor cleanliness ie..coffee filter had filthy mouldy coffee in the machine which had to be cleaned and bleached before use. The dishwasher both had food leftovers in the machine filters and the bottom of the washer and the cooker smoked as had bad oil stains from a roast that smoked out the kitchen on turning on the eletric oven twice. I did have photos taken in case u needed them of the dishwashers. The grounds and the actual house was amazing and we thoroughly enjoyed our stay and it was well equipped for open fires each night and warm. To improve the kitchen facilities large tins or baking dishes for shepherds pie/lasagne and sharp small knives for veg ...would up the quality of the facilities. We would return so it was not bad by any means and we brought large dishes and hot pot as we asked beforehand and have found this in most large houses. Such a big family to feed! The only misleading facilities which did not state in the advertising was the payment for the snooker room and the spa hot tub which is not included and has to be self organised and paid for if want to bring in.

    We had one blip, the Tesco delivery man couldn't find the property in the dark, he returned all our planned weekend food and drink back to the depot leaving us scratching around trying to find something to eat for tea.

  • "We stayed here for my Dad’s 70th Birthday there was 15 of us ."

    The place is fantastic more than what we expected, lovely and clean throughout and very well looked after . Julie was brilliant and nothing was too much trouble for her . We hired a hot tub which I spoke to Julie about the company who deals with this . It had arrived in the morning and was all set up for when we got there which was fab . Would definitely recommend this place to anyone and will be returning for other family gatherings.

    The house was beautifully appointed and very well equipped. The night sky, free of light pollution, brought everyone out to gaze up at the stars. The house martins also proved popular, as they congregated on the aerial above the courtyard, where we were enjoying a morning coffee. Tea, milk and biscuits were provided, which was a lovely touch.

  • "We had an amazing holiday in this house - the house is huge, but still homely and welcoming."

    It has everything you are ever likely to need and has been set up very well to accommodate large families or groups. We loved being in the countryside enjoying the wildlife and walks, spotting the woodpeckers and partridge on the drive and star gazing at night. The. beaches of Overstrand or Mundesley are a ten minute drive, we loved these beaches as they are quieter and very clean. Our dogs were particularly happy as they had their own room and access to the enclosed courtyard. Julie was on hand to help out if needed and responded very quickly when we rang - she was also friendly and welcoming. We would definitely reccommend this house and hope to return soon.

The property

Dating back to the 16th or 17th century, this impressive property, on the outskirts of Southrepps on the Norfolk Coast is fantastic for a large family or group of friends and offers an impeccable home near a myriad of attractions and delights, just waiting to be discovered. As you make your way through the gated entrance up the long gravel drive look around and admire the views surrounding this secluded detached property. The spacious flint and brick entrance porch features a pan-tiled floor, providing an ideal place for wellies and muddy boots, and the front door then leads into the bright and welcoming entrance hallway, with original wooden floor that invites you in to discover the rest of the house. On either side of the entrance hallway you have a choice of two homely sitting rooms, both with original leaded windows and crafted wooden shutters, comfy seating, TVs and cosy real fires, making both rooms a refined and relaxing space. Throughout this property, the original character features have been kept where possible, or lovingly restored, allowing the rooms to retain their history and charm. Admire the high ceilings with architectural moulding, enjoy the views out of the lead-lined windows that appear throughout the property, and look out across the landscape and surrounding fields and, as you walk around this huge house, appreciate the grand features such as deep skirting boards, original wooden shutters, exposed floorboards, open feature fireplaces and exposed beams dotted throughout. As we head to the back of the house, you will find a little garden room where you and your furry friends can enjoy the morning sun, and use this as an alternative place to leave your muddy shoes and also soggy coats after a day’s adventure. Outside, the courtyard is quaint and offers you a beautiful outside sitting area where you can kick back with a drink and some nibbles as you enjoy the evening sun or star gaze upon a clear night sky. Leading off the hallway, you have the breakfast room, which boasts fabulous original features including an original built in butler’s table and impressive windows as well as an ornamental redbrick fireplace and space to enjoy your morning meal while you plan the day ahead. The large dining table and seating for at least 18 people make the breakfast room a central hub for evening meals as you catch up with loved ones and recall the adventures you’ve had. Take a couple of steps down into the beautiful kitchen which has light grey worktops, olive green units, a kitchen island and everything you need to feed a large group of people including a traditional Aga, deep enamelled sink and dishwasher, large fridge/freezer, a pantry, and the utility room next to this provides a washing machine, second dishwasher and table top drinks cooler fridge. At the back of the house, there are also two snug / reading rooms with more character features including architraves, panels and exposed beams; take some time for yourself and relax in the quiet room (also an ideal bolt hole for grandma and granddad!), and catch-up with loved ones in the child friendly playroom. Access via the back stairs to the first floor, and there are four large and spacious bedrooms two of which have their own [ornamental] feature fireplaces, as well as four bathrooms, which are finished to a high standard and decorated beautifully. The village of Southrepps lies just five miles south of Cromer near to the north Norfolk coast. The village boasts two shops and a popular pub. Overstrand village is just over three miles away and sits on the cliff top overlooking a large sandy beach. The popular seaside resort town of Cromer is just five miles from Southrepps and is world famous for Cromer crabs, a true delicacy. A couple of miles further up the coast is the genteel resort of Sheringham which acts as the terminus for the North Norfolk Steam Railway. A little further afield are the popular market towns of Holt and Aylsham, the cathedral city of Norwich and an abundance of wildlife and birdwatching opportunities.
